There’s a lot of info below, we ask that you read it all so that you get the most out of your stay. Most questions can be answered there.
We’re very responsive on airbnb, so please message us with any questions. We do live on the west coast, so morning messages will likely be delayed.
You’ll find a bottle of prosecco in the wine fridge under the kitchen island, and some Nespresso pods for espresso/coffee on your arrival. Enjoy your time here!
Home Details and Rules
Please review the property details carefully.
Parking
You can fit two cars in the driveway, and can park in the street if needed. Please avoid parking in front of neighbor’s homes as most are full-time residents. No more than 3 cars, two in the driveway, one in the street in front of the house.
Door Access Code
Our front door is keyless, so you won’t need a key to get inside. Enter the code that we provide via Airbnb and it will unlock. To lock the door, just press the “lock” button. There is a key should the electric lockbox not work. Please see the welcome message I sent in the app for details on how to access it.

House Rules
Respect: This property is located in a beautiful, peaceful, and quiet residential neighborhood. This is our vacation home and our neighbors are wonderful. We kindly ask that you respect them in every way while you are our guest.
Quiet: Quiet hours are from 10 p.m. - 8 a.m. every night of the week. Please do not wander around the property or hang-out on the street as we have noise-sensitive neighbors and want to make sure we respect their privacy. No loud music or parties and no more than 6 guests on-site.
Accidents: We understand that sometimes accidents happen! Should you break anything please let us know immediately. We would like to agree to the cost with you promptly.
No shoes: Please remove your shoes after entering the front door. Do not walk inside with shoes on.
No pets: There are NO pets allowed at any time during your stay. Owner is allergic to animals. We will make reasonable accommodations for service animals, and you must let us know at the time of booking that you plan to bring your service animal. For guests with service animals, we will ask:
1. Whether the assistance animal is required because of a disability
2. What work or task the animal has been trained to perform
Florida State Law SB1084 imposes criminal penalties for those who make or support fraudulent requests for service animals in housing. Florida Criminal Penalties. A person who falsifies information or documents, or knowingly provides fraudulent information or documents, to support an emotional support animal request, or who otherwise knowingly and willfully misrepresents their disability status or needs, commits a misdemeanor offense in the second degree. A convicted offender must also perform 30 hours of community service for an organization that serves people with disabilities, or another organization designated by the court.
You will be charged up to $500 for any undisclosed pets.
Smoking: There is NO smoking inside the house or on the property of any substance, including "Vapes" or e-cigarettes. Feel free to smoke outside on the sidewalk.
Swimming: Swim at your own risk and be sure to monitor children at all times. No diving as the pool is shallow (less than 5 feet deep). Guest is responsible for ensuring that all gates and doors remain closed and latched at all times.
Usage: Home can not be occupied or used for any commercial or business purpose without prior approval.
ADA Access: No ADA access as all entrances have stairs.
About the House
BEDDING: There are extra pillows and blankets in the master closet and guest closet. The extra sheets for the sleeper sofa are in the guest bedroom.
CHILDREN: While children are welcome to stay at the home, it is not childproof. Please exercise caution with drawers, dressers, stairs, cleaning supplies, pool, etc.
CLEANING: We hire a professional cleaning service to ensure the home is spotless upon arrival. If this is not the case, please let us know immediately and we will do what we can to make the situation right. We are also able to offer a cleaning service during your stay for $175 per cleaning (laundry/linens not included). Let us know if you’d like to add this on, and we’ll be happy to arrange it for you. We also have a cordless vacuum and cleaning supplies that you’re welcome to use throughout your stay.
TRASH & RECYCLING: During your stay, you’ll be responsible for taking out the trash and recycling. Trash collection is on Monday and Thursday mornings - please use the large BLACK bin on the side of the house. Recycling collection is on Friday mornings - please put cardboard in the YELLOW bin, and plastics/glass/cans/tins in the BLUE bins (no plastic bags). Recycling must be separated or they won’t take it. If you have a dirty diaper or other similar waste, please be sure to put it in its own trash bag and throw it away outside in the trash bin right away.
SECURITY CAMERAS: We have two exterior security cameras which cover the full front of the property - one points towards the front door, and the other points towards the driveway.
POOL & YARD: We have a pool cleaning service that comes once per week on Tuesday, and a yard service that comes twice per month. They’ll let themselves in through the side gate, and are typically there for 10-20 minutes.
POOL HEATER: The equipment is locked so you cannot change the temperature directly, it can only happen via the app which we control. If you need to change the temperature, let us know and we’ll do it right away.
BBQ: You’re welcome to use the BBQ. Guests are responsible for replacing the propane if it is empty. After using the grill, please clean it, and once it’s cooled, cover it with the provided cover.
Appliance Instructions
Kitchen
Dishwasher: Use the pods under the sink. Instructions can be found on the dishwasher.
Nespresso Machine: Make sure there is water in the clear container on the back. To turn it on, press both buttons on the top at the same time. They will blink for a few seconds. When they stop blinking, it’s ready to use. Lift the handle in the front - place the nespresso pod in the open space. Lower the handle to close the chamber. Press the button on the top left for a small shot of espresso, or the button on the right for a large shot. The used pod will fall into the base when you lift the handle. Please pull out the base periodically to empty the pods and rinse out the base.
Milk Frother: Add milk until it just covers the highest point of the black knob. Cover with the lid, and press the button in the front. It will stop automatically when it’s done. Rinse out the milk immediately after each use. DO NOT get the bottom of the frother wet or put into the dishwasher - there is an electrical piece and if it gets wet, it will stop working. The whisk inside is a magnet that you can pull out to be able to clean it more thoroughly.
Laundry
Washing Machine: Press power on the left. Choose your settings, then press start. You can add pods or detergent directly in the machine - we’ve provided you with pods that you’re welcome to use.
Dryer: Choose your setting by rotating the circle clockwise. Add dryer sheets if you’d like. PLEASE empty the lint tray at the bottom before starting it.
TV
We have one remote. Press the power button to turn it on and off. It’s a Roku, which means you can log into any service provider you have (Netflix, Hulu, Disney+, etc) and stream it directly on the TV. We don’t have cable.
AC
The thermostat is by the master bedroom door. To adjust the temperature, spin the circle. Please remember to keep doors and windows closed if you have the AC turned on so that the AC isn’t overworking. If the AC goes out in Florida, it will get hot! The AC will automatically return to 78 degrees when you leave the house.

Checking Out
Check out is at 11 on the final day of your reservation. Your lock code will stop working after that time.
Please strip the beds, and leave all towels on the floor in the master bathroom.
If you used the sleeper sofa, please leave it open so our cleaning service knows to clean the sheets and clean the area.
Load the dishwasher with dirty dishes, and start a wash cycle.
Empty the garbage and recycling in the bins outside.
Turn all of the lights off
Close and lock all windows.
Double check that all doors are locked (back sliding door, both side doors, and front door).
Confirm the gas stove is turned off.
Confirm the umbrella by the pool is closed.
